Amsterdam-Noord was long known as "de overkant", the other side: shipyard territory, industrial, across the IJ. Tuindorp Oostzaan and the Vogelbuurt are 1930s workers' garden villages, designed as small single-family houses with little gardens for shipyard workers and their families. For a long time, Noord wasn't somewhere you chose to live but somewhere you went to work.

The transformation began around 2000. The former NDSM shipyard became a cultural hub with loft conversions in listed factory buildings, festivals and restaurants. From 2015, Buiksloterham opened up as a residential area, with pioneers in new-build lofts along former industrial canals. Today Noord has many faces: creative NDSM, urban Overhoeks, young and hip Buiksloterham, and quiet, historic Tuindorp. A mix of designers and architects, young families who no longer find center prices feasible, and original Tuindorp residents.

For our line of work, Amsterdam-Noord is a market of contrasts. Prices generally sit below those of the central and southern top neighborhoods, although the level varies a lot by area and type of home. NDSM loft conversions are scarce and sought after, Buiksloterham new-builds have the largest volume, and Tuindorp homes change hands irregularly because residents stay a long time.

The IJ ferry and the metro

The barrier to "going to Noord" has disappeared in ten years. The IJ ferry runs free of charge 24 hours a day from Amsterdam Centraal, and the Noord-Zuidlijn metro takes you to the Noorderpark and Noord stops in a few minutes; Buiksloterham and Overhoeks are within cycling distance of those. Many Noord residents who work in the center find their commute shorter than from, say, Oud-West.

The former Nederlandsche Dok en Scheepsbouw Maatschappij, transformed into a creative hub since 2000. Loft conversions in listed factory buildings, with high ceilings and industrial details. Festivals and cultural events on the wharf, restaurant Pllek on the water. Loft prices at the top end of the Noord market, scarce supply.

Overhoeks
South · on the IJ, opposite Amsterdam Centraal

The modern skyline of Amsterdam-Noord, around the A'DAM Tower and the Eye Filmmuseum, directly opposite Amsterdam Centraal. Apartments and penthouses in high-rises, often with sweeping views over the IJ and the city; the ferry takes you across in a few minutes. One of the established addresses for the high-end segment of Noord; penthouses come up only occasionally.

South · along the IJ waterfront, cycling distance to the IJ ferry

A mix of modern new-build apartments on the IJ waterfront with direct views of the water and older 1930s workers' villas in the Vogelbuurt side streets. Closer to the IJ ferry to Amsterdam Centraal than other Noord sub-areas. Loved by those who want the city right across the ferry.

Tuindorp Oostzaan
Northwest · 1930s workers' garden village

A historic workers' garden village from the 1930s with protected village status. Small single-family houses with their own little gardens, loved by families looking for quiet and authenticity. Residents stay a long time and rarely sell. The most village-like character within Amsterdam, within cycling distance of NDSM and the IJ ferry.

Buiksloterham
East · formerly industrial, residential since 2015

The youngest residential part of Amsterdam-Noord, developed from 2015 on former industrial land. New-build loft apartments along former canals, often with large windows and private outdoor space. Younger residents on average (thirty-somethings, young families). The Noorderpark metro stop and the IJ ferry within cycling distance.

Culture, food and drink

NDSM Wharf as a cultural hub, with restaurant Pllek on the water, the monthly IJ-Hallen flea market and changing festivals. The Tolhuistuin with a café-restaurant and events. The Eye Filmmuseum and A'DAM Lookout on the IJ waterfront. Buiksloterham has breweries and specialty shops of its own.

Schools

Primary schools in Tuindorp and IJplein. For secondary school, children usually take the IJ ferry or the metro to schools such as the 4e Gymnasium, Barlaeus or Hervormd Lyceum. AICS in Buitenveldert can be reached via metro 52 to Zuid and an onward connection.

Green space and water

The Noorderpark as the neighborhood park, with paths, playgrounds and family recreation. The Vliegenbos for longer walks and dog walking. The IJ bank with cycling routes along the water, practically on the doorstep of every sub-area. Fewer city parks than other neighborhoods, but plenty of natural green space within cycling distance.

Getting around

The Noord-Zuidlijn metro from Amsterdam Centraal in a few minutes, with stops at Noorderpark and Noord. The IJ ferry, free of charge, 24 hours a day from Centraal. Schiphol in about 25 minutes: Noord-Zuidlijn to Amsterdam Zuid, then the train. The A10 ring road via the Coentunnel or the Schellingwouderbrug. Parking is more generous than in the center neighborhoods, with shorter waits for permits.

What's the difference between NDSM Wharf and Buiksloterham?
Both are former industrial areas, but the transformation differs. NDSM Wharf (since 2000) kept its listed factory buildings and converted them into lofts with high ceilings, industrial details and a creative community. Buiksloterham (since 2015) is largely new-build on former industrial plots, with loft-style apartments along former canals. NDSM is scarcer and pricier; Buiksloterham has more supply and is within cycling distance of the Noorderpark metro stop. If you want history: NDSM. If you want new-build comfort: Buiksloterham.
What's it like living in a loft conversion in a former shipyard?
Different from a classic upper-floor apartment. High ceilings (often over 4 meters), large windows and industrial details such as steel beams and concrete floors. Climate control can be a point of attention: large windows give lots of light, but also heat peaks in summer and cold spells in winter, unless the conversion is well insulated. Acoustics need attention because of the high spaces. We always map out these technical points before a viewing.
Is Amsterdam-Noord a good fit for a family with children?
Increasingly so. Tuindorp Oostzaan has always been family-friendly, with single-family houses and little gardens. Buiksloterham attracts young families who no longer find center prices feasible and choose new-build comfort. There are enough primary schools; secondary school means a bike ride via the IJ ferry or the metro. The Noorderpark for family recreation. The real difference with the center neighborhoods: less cultural bustle on the street, more room for children to cycle to school or to friends on their own.
How well connected is Noord to central Amsterdam?
Drastically improved in ten years. The IJ ferry runs free of charge 24 hours a day from Centraal to Noord, with plenty of room for bikes. The Noord-Zuidlijn metro takes you to Noorderpark and Noord in a few minutes; Buiksloterham is within cycling distance of those. Many Noord residents who work in the center find their commute shorter than from, say, Oud-West. If you prefer the car, the Coentunnel and the Schellingwouderbrug are the routes to the A10 ring road.
What's the price difference with the center neighborhoods for creatives who work from home?
Considerable, although it varies by area and type of home; the comparison table on this page puts the average prices per m² side by side. For the floor area of a spacious NDSM loft, you generally pay a lot more in the Jordaan or Oud-West, so anyone who works from home a lot and wants room for a studio or office gets more square meters in Noord for the same budget. The compromise is one extra step (the IJ ferry or the metro), and for the creative sector that's often an easy one to make: the neighborhood itself is packed with like-minded residents and cultural venues.
