General

What sets Amster Vastgoed apart from other agents?
We're a small Amsterdam agency that focuses specifically on the high-end segment. Your own agent remains your point of contact throughout, with our own client base alongside Funda and membership of the Qualis network for off-market sales and listings. We advise at your pace, with no automatic price reduction after 30 days.
Do you only work in Amsterdam?
Primarily Amsterdam, with a focus on eight neighborhoods (the Grachtengordel, Oud-Zuid, the Jordaan, Zuidas, De Pijp, the Rivierenbuurt, Oud-West, Amsterdam-Noord). We're also active in 't Gooi (Hilversum, Laren, Blaricum, Naarden, Bussum) for the same clientele. Through our Qualis network we have nationwide access to off-market sales.
Who is my first point of contact?
For a new inquiry, Joshua Somogyi (owner) is your first point of contact. After a short introductory conversation he pairs you with the team member who best fits your case, based on neighborhood, type of home and the nature of your request. From then on, that colleague remains your dedicated point of contact.
How do I arrange a first conversation?

Selling

How long does a sale take on average?
Three to six months on average, from the first intake to completion at the notary. Preparation (photography, marketing) takes two to three weeks, viewings and negotiation together four to eight weeks. How strong demand is for your segment plays a big part, and we're honest about that.
Do you hold open houses?
Sometimes. An open house can work for the right home in the right market, but it isn't our standard. We prefer individual appointments, because that suits the segment we sell in. What's best for your home is something we discuss during the intake.
How do you set the asking price?
A solid value assessment based on recent comparable sales in your street and neighborhood, current market dynamics and the specific features of your home (location, condition, layout, energy label). We make the case for the price, and you decide.
What do you charge?
The intake and market analysis are free of charge. We discuss our selling fee during that conversation, depending on the home and the approach you want. No hidden costs, no surprises afterward. See also the detailed explanation on the selling page.
What if I want to stop during the process?
You can. We work with an agreement you can terminate during the process, subject to the NVM terms. Any costs already incurred (photography, marketing) are settled transparently. We work for you, not the other way around.

Buying

What exactly does a buying agent do?
A buying agent is on your side instead of the seller's. We search actively in our network and on the open market, preview homes ourselves first, make the case for the right price, handle the negotiation and guide you through to completion at the notary. The buyer's interests come first.
What does a buying agent cost?
The intake is free of charge. We discuss our buying fee during that conversation, depending on the segment, your timeline and how intensive you want the guidance to be. No hidden costs, no surprises afterward.
How long does it take to find a home?
That depends on what you're looking for and how scarce it is. Sometimes a few weeks in a broad segment, easily a few months in a scarce niche. We're honest about that during the intake and set a realistic timeline together.
Do you also work off-market?
Yes, that's where much of our added value lies. Through our Qualis network and our own client base we regularly come across homes that aren't on Funda yet, or never will be. Read more on the Exclusive ✦ page.
How do you handle structural matters?
For most purchases we bring in an independent surveyor for an inspection. We interpret the report, assess what it means for the negotiation and advise whether it should affect your bid or the conditions.
Do you also help with a home abroad?
Yes. Through our Qualis network we have access to listings and agents outside the Netherlands, from a second home on the Spanish coast to an investment on Ibiza. You keep a single point of contact in the Netherlands; for the work on the ground we bring in specialists in the country itself. Read more on our page about international property.

Off-market sale

What's the difference between an off-market sale ✦ and Exclusive ✦?
Off-market sale ✦ is the service for sellers: the way we sell a home off-market, first to a select audience through our Qualis network and our own client base. Exclusive ✦ is something else: our label for top-end homes that are openly on the market. The exclusive property page shows both worlds: the visible part at the top, the off-market part through a short access request.
How do I get access to the off-market listings?
Email us in confidence or call. After a short introduction of twenty to thirty minutes, in which we confirm your search profile, we share the details of properties that fit. No waiting list, no account registration.
When is an off-market sale ✦ right for me as a seller?
For privacy reasons (a well-known owner, a sensitive situation), when timing matters (testing the market without a formal listing) or for specific homes whose right buyer won't be found through general search filters. Not the right route for every home, but for some exactly what they need.
Is my data shared with third parties?
Only when necessary and after agreeing it with you, or where the law requires us to. In the case of a concrete match we may share relevant parts of your search profile with the seller or a colleague involved. We don't share your name or company details with a seller or colleague without your explicit consent. We explain our obligations under the GDPR and the Wwft (Dutch anti-money-laundering rules) honestly in advance.

Valuation

What is an NWWI report and when do I need one?
An NWWI valuation is a validated valuation report that banks and mortgage lenders accept. You usually need one for a new or refinanced mortgage, a divorce or an inheritance. The report is prepared by a registered valuer affiliated with the NWWI and then validated by the institute.
Is your valuation accepted by the bank?
Yes. Our valuers are registered with the NRVT and VastgoedCert and affiliated with the NWWI, the institute that validates valuation reports. With that validation, our reports can be used by all banks and mortgage lenders in the Netherlands.
Can I get a valuation without wanting to sell right away?
Certainly. Many clients have a valuation done for financing, wealth planning or settling an estate, with no sale on the agenda. We work transparently: a valuation assignment has no link to any later sale, unless you ask for it yourself.
Can I be present at the valuation?
You certainly can, and many owners like to join the walk-through. It isn't necessary: with a key or through a contact person, the inspection can also take place without you. We agree the time with you in advance, so it suits what you prefer.
How long does the valuation appointment take?
Allow half an hour to an hour on site, depending on the size and particulars of the home. The valuer looks at every room, takes measurements where needed and asks about maintenance and renovations. After that the real work begins: preparing and substantiating the report.

Rentals

Can I simply rent out my home?
Not always. Whether renting out is possible depends on your situation: your mortgage lender often has to give permission, the owners' association (VvE) may set conditions, and municipal rules may apply too, such as buy-to-let restrictions (opkoopbescherming) or a permit for temporary rental or room rental. We map this out in advance, so you won't face any surprises.
Can I rent out my home if I'm going abroad temporarily?
During a temporary absence, an interim rental with a diplomat clause can be a suitable route: you rent out your home for an agreed period and then move back in yourself. That return has to be clearly stated in the agreement, and the lease must be terminated in time in accordance with the legal rules. We assess in advance whether this form suits your situation and record the arrangements carefully.
