The Rivierenbuurt was laid out in the twenties and thirties to Berlage's Plan Zuid, the urban-planning masterpiece that gave Amsterdam a new district south of the center, with wide streets, monumental housing blocks and art deco details in brick and natural stone. Deliberately designed as a residential extension for middle-class families, with attention to light, air and greenery.

Today it's an established neighborhood with a strong family component. Primary schools with a good reputation, playgrounds in the public gardens and water views along the Amstelkanaal and the Berlagebrug. Residents tend to stay a long time: families who come for the first school years often stay well into the second generation. The Maasstraat serves as the commercial axis, with classic specialty shops, sandwich bars and bistros.

For our line of work, the Rivierenbuurt moves at a different pace than the center. Lead times run to eight to fourteen weeks, because buyers take time over family decisions and often view two or three times. Homes are roomier than in De Pijp or Oud-West, often between 100 and 220 m², with more balconies and smaller back gardens. For move-up buyers from Oud-Zuid who want more space without the price jump, the Rivierenbuurt is the natural next step.

The bridge and the canal

Two bodies of water shape the identity of the Rivierenbuurt. The Amstelkanaal along the north side gives the neighborhood its green-and-blue walking route and separates it from De Pijp. The Berlagebrug on the southern edge is its architectural emblem: a Berlage design in brick, built to connect the neighborhood with the Watergraafsmeer. Both are among the most photographed elements of Plan Zuid.

The northern part, closer to the city center, with a mix of families and young professional couples. Upper-floor apartments often slightly more compact than in the south, but closer to the Wibautstraat metro station and the bistros of De Pijp. A slightly livelier streetscape than Rivierenbuurt-Zuid, with the Vrijheidslaan itself as the traffic axis and the side streets as calm residential streets. Loved by families who don't want to lose the pace of the center entirely.

The most residential part, with roomier housing blocks and larger back gardens. This is where the most spacious 1930s family homes are, along the Rooseveltlaan and President Kennedylaan, deliberately laid out with larger plots under Berlage's Plan Zuid. A more accessible price point for a family home than the equivalent in Oud-Zuid. Residents often stay for the whole school period, some for two generations.

Schools

Primary schools on the Maasstraat and Niersstraat with a good reputation within Amsterdam-Zuid. The Hervormd Lyceum, Vossius Gymnasium and Barlaeus Gymnasium within cycling distance for secondary school. The Amsterdam International Community School a 10-minute bike ride toward Zuidas, the British School in Oud-Zuid 15 minutes.

Green space and water

The Amstelkanaal along the north side, with footpaths and water views from the homes. The Amstelpark within cycling distance to the south. The Beatrixpark via the Zuidas route. Playgrounds in public gardens spread across the neighborhood, especially around the Maasstraat and Rooseveltlaan.

Amenities, food and drink

The Maasstraat as the neighborhood shopping street, with classic specialty shops, bakers and sandwich bars. The Rooseveltlaan with bistros and coffee spots. The weekly market on the Rooseveltlaan on Thursdays. Not the nightlife axis of Oud-West or De Pijp, but plenty for the daily rhythm of the neighborhood.

Getting around

Europaplein metro station (Noord-Zuidlijn) and the Wibautstraat and RAI stations within cycling distance. Tram 4 runs along the Maasstraat. Amsterdam Amstel station a 10-minute bike ride away for intercity trains. The A10 ring road via the President Kennedylaan. Parking permits are less tight than in the center neighborhoods, with a shorter wait than in the Jordaan or De Pijp.

What's the difference between Rivierenbuurt-Noord and Rivierenbuurt-Zuid?
The Vrijheidslaan is the dividing line. Rivierenbuurt-Noord (above, toward the Amstelkanaal and De Pijp) is slightly more urban, with more compact upper-floor apartments and closer to the Wibautstraat metro station. Rivierenbuurt-Zuid (below, toward the Berlagebrug and RAI) is the most residential part, with roomier housing blocks and the largest family homes along the Rooseveltlaan and President Kennedylaan. For move-up buyers looking for space, Zuid is usually the natural answer; for anyone who wants to keep the pace of the center, Noord.
What are the schools like, and their reputation?
The primary schools on the Maasstraat and Niersstraat are well regarded within Amsterdam-Zuid, sometimes with a waiting list for the most sought-after classes. For secondary school, many Rivierenbuurt children cycle to the Barlaeus, Vossius or Hervormd Lyceum, all within cycling distance. Internationally oriented families often choose AICS (a 10-minute bike ride) or the British School (15 minutes). This is a neighborhood where school reputation weighs into the choice of home, not the other way around.
What's special about the Berlage Plan Zuid architecture?
Berlage's Plan Zuid from 1917 is one of the most influential urban plans in the Netherlands. The Rivierenbuurt is the part that was carried out most intact: wide streets in a radial pattern, monumental housing blocks with inner gardens, art deco details in brick and natural stone, and public gardens at strategic junctions. Many homes have municipal listed status. That means more restrictions when renovating, but also long-term value retention. We always map out the status before a purchase.
What about parking in the Rivierenbuurt?
Less tight than in the Jordaan, De Pijp or Oud-West. Residents' permits are available with a shorter waiting list, and in many places the neighborhood has wider streets where parking is easier.
Is the Rivierenbuurt a good fit for Oud-Zuid move-up buyers looking for more space?
Often the natural answer. For a 110 m² bel-etage in Oud-Zuid you pay around €1,300,000 to €1,600,000, while for a similar amount in Rivierenbuurt-Zuid you get a 160 m² family-size upper-floor home or a full floor with a balcony in a Berlage housing block. For families who are just a bit cramped in Oud-Zuid, or who prioritize calm and water views over a status location, the Rivierenbuurt is often a better match than pushing on in Oud-Zuid.
