Access to the off-market listings works through a short introduction. No account, no waiting list. Some alignment, so we don't share everything with everyone. For some homes the owner asks for confidentiality; we tell you that up front.

Email or call with a short outline of your situation and what you're looking for. We look at every request personally and get back to you in confidence. Nothing leaves our office until we both decide there may be a match.
Short introduction
A conversation of twenty to thirty minutes, in person or by video. We confirm your search profile, your timeline and how you prefer to work. From here on, we know who we're looking for.
Access to the details
When there's a match we share the address, photos, floor plan and further information. We plan the viewing at a time that works for you and the seller, individually, never as a group.

How do I get access to the off-market listings?
Send a confidential email or call us. After a short introduction of twenty to thirty minutes, in which we confirm your search profile, we share the details of homes that fit. No waiting list, no account.
Does this also work if I already have a buying agent?
Yes. We regularly work with fellow buying agents, in Amsterdam and beyond. Let us know in your request that you're being represented and by whom, and we align our communication accordingly from the start.
What's the difference with an off-market sale ✦?
Off-market sale ✦ is the service for sellers: the way we sell a home without public marketing. Off-market listings, then, are the supply you don't see. Exclusive ✦ is something else: our mark for top-end homes that are openly on the market. This page shows both worlds: the visible part at the top, the off-market part through an access request.
Is my data shared with third parties?
Only when necessary and after agreeing it with you, or where the law requires us to. When there's a concrete match, we may share relevant parts of your search profile with the seller or a colleague involved. We don't share your name or company details with a seller or colleague without your explicit consent. We explain our GDPR and Wwft (Dutch anti-money-laundering) obligations honestly, up front.
Can I just explore, without concrete plans to buy?
You can, as long as there's a serious direction to your search, even if you're not ready in the short term. Off-market works less well for casual browsing and better when we can think it through with you in a targeted way. A first conversation is without obligation; after that we decide together whether continuing makes sense.
How often does this portfolio change?
The portfolio changes all the time. Some sales run for a few weeks, others for months. What you see here is a snapshot. Once your access request is granted, you get targeted updates whenever new homes match your profile.
