Process

From first conversation to keys.

Seven steps. How long it takes depends on what you're looking for: sometimes a few weeks in a broad segment, several months in a scarce niche. What we describe below always happens, in this order.

01 Intake

What are you looking for, with what budget, on what timeline? We go deeper than a Funda filter, because life, work, family and plans all play a part. After this we know exactly what we're working toward.

02 Search

Our network gets to work. We follow Funda and off-market platforms daily, inform our Qualis colleagues and sound out owners we know.

03 Viewings

We visit first, before you get in the car. No time wasted on homes that look good on paper but don't add up in real life.

04 Due diligence

Structural check, location analysis, permits, owners' association (VvE) documents, energy label. And where useful, our own valuation to substantiate the price.

05 Negotiation

We handle the conversation with the selling agent. The premium segment calls for calm at the table: sharp on price, and also on conditions, contingency period and completion date.

06 Purchase agreement

The NVM model agreement with the conditions that are right for you. Three days' statutory cooling-off period, plus any contingencies for financing or a structural survey.

07 Completion

Pre-completion inspection, deed of transfer at the notary, handover of the keys. We stand beside you until the last signature is in place, and we stay available in the first week for whatever comes up.

Questions about buying.

The questions we hear most often during an intake. Missing one? Just ask.

What exactly does a buying agent do?
A buying agent is on your side instead of the seller's. We search actively in our network and on the open market, preview homes ourselves first, make the case for the right price, handle the negotiation and guide you through to completion at the notary. The buyer's interests come first, not the seller's.
What does a buying agent cost?
The intake is free of charge. We discuss our buying fee during that conversation, depending on the segment, your timeline and how intensive you want the guidance to be. No hidden costs, no surprises afterward.
How long does it take to find a home?
That depends on what you're looking for and how scarce it is. Sometimes a few weeks in a broad segment, easily a few months in a scarce niche. We're honest about that during the intake and set a realistic timeline together.
Do you also work off-market?
Yes, that's where much of our added value lies. Through our Qualis network and our own client base we regularly come across homes that aren't on Funda yet, or never will be. In Amsterdam's premium segment, that's often where the real opportunities are.
Do you also buy outside the Netherlands?
Yes, through the Qualis network. For a second home or investment abroad we work with local specialists, with a single point of contact in the Netherlands. Read more on our page about international property.
What if I already have a home in mind?
Then we can assess it together objectively, prepare a solid value assessment and handle the negotiation for you. You don't need to go through the whole search process to bring us in; it's worthwhile for a single purchase too.
Can I withdraw after signing the purchase agreement?
After signing the purchase agreement you have a statutory cooling-off period of three days. Within that period you can cancel without giving a reason. We can also include contingencies for financing, a structural survey or NHG (the Dutch national mortgage guarantee) that protect you up to an agreed date.
How do you handle structural matters?
For most purchases we bring in an independent surveyor for an inspection. We interpret the report, assess what it means for the negotiation and advise whether it should affect your bid or the conditions.
