The neighborhood that sets the pace.

De Pijp was laid out between 1870 and 1900 as a working-class district to house Amsterdam's growing population. Narrow, densely built streets, following the pattern of Sarphati's urban plan. For a long time it was the neighborhood of factory workers, market traders and craft workshops.

Over the past decades the neighborhood has changed thoroughly. First came students and young entrepreneurs, then designers, lawyers and creative directors. The Albert Cuypmarkt stayed, brunch spots were added, and the Ferdinand Bolstraat turned from a through road into the commercial main axis. Today De Pijp is a neighborhood where thirty-somethings live next to fifty-somethings, born-and-bred Pijp residents next to newcomers, and the Ceintuurbaan literally marks the line between two paces.

For our line of work, De Pijp is the neighborhood with the fastest market response. Asking prices are exceeded more often than elsewhere. Buyers want to decide quickly, because the next comparable home only comes along weeks later. Lead times are shorter than in Oud-Zuid, style details are rewarded more than floor area, and a well-presented upper-floor apartment usually finds its buyer within two weeks.

The Ferdinand Bolstraat as the backbone

The Ferdinand Bolstraat is more than a street. It's the commercial and visual dividing line that cuts through De Pijp. On the east side lies the Oude Pijp with the Sarphatipark and the Albert Cuypmarkt, on the west side the Nieuwe Pijp with more spacious houses. For anyone weighing quiet against liveliness within De Pijp, the choice often comes down to one of these two sides.

Oude Pijp
Above the Ceintuurbaan · Albert Cuyp and Sarphatipark

The most sought-after half, between the Stadhouderskade and the Ceintuurbaan. This is where the Albert Cuypmarkt, the Sarphatipark and the side streets toward the Heineken Experience are. Classic upper-floor apartments with balconies, often restored. The highest price point in De Pijp, and the shortest time on the market for a well-presented home.

Nieuwe Pijp
Below the Ceintuurbaan · toward the Amstel

The southern part, between the Ceintuurbaan and the Lutmastraat, developed slightly later than the Oude Pijp. Somewhat roomier houses, sometimes with a south-facing garden, and a more accessible price point for anyone who wants to get into De Pijp. On the Amstel side, quays with views over the water.

Diamantbuurt
Southwest · around the Diamantstraat

A small southwestern part with a character of its own, originally built in the 1920s for the diamond trade. More compact upper-floor apartments on narrower plots, often with good light. The most affordable part of De Pijp, popular with first-time buyers and smaller households.

Markets, food and drink

The Albert Cuypmarkt six days a week (Amsterdam's largest daily street market). Brunch spots on the Gerard Doustraat and Eerste van der Helststraat. Bistros around the Sarphatipark, multicultural, eclectic restaurants along the Ferdinand Bolstraat.

Culture and green space

The Heineken Experience on the Stadhouderskade as the tourist draw. The Sarphatipark as the green lung, with paths and a playground. The FOAM photography museum within cycling distance toward the Keizersgracht. The Wereldmuseum Amsterdam (formerly the Tropenmuseum) nearby in the Oosterparkbuurt.

Schools

Primary schools within the neighborhood and in the neighboring Rivierenbuurt. For secondary school, children usually cycle to the Barlaeus, Vossius, Hervormd Lyceum or 4e Gymnasium, all within cycling distance. The Amsterdam International Community School is a 20-minute bike ride toward Zuidas.

Getting around

Metro stations De Pijp and Europaplein on the Noord-Zuidlijn to Amsterdam Centraal and Zuidas. Trams 4 and 24 cross the neighborhood. Amstel station a 10-minute bike ride away for intercity trains. Parking permits are tight, with a waiting list for the Pijp zones.

What's the difference between the Oude Pijp and the Nieuwe Pijp?
The Ceintuurbaan is the dividing line. The Oude Pijp (above, toward the Stadhouderskade) lies around the Albert Cuypmarkt and the Sarphatipark, with the most sought-after addresses and the highest price point. The Nieuwe Pijp (below, toward the Lutmastraat and the Amstel) was developed slightly later, with roomier houses and a more accessible price point. The pace feels similar in both halves; the type of home does differ.
What's it like living next to the Albert Cuypmarkt?
Between 9 a.m. and 5 p.m., six days a week, it's lively. The market stalls stand in front of the homes, suppliers unload early in the morning and finish around 6 p.m. Residents on the Albert Cuypstraat itself usually get used to it within a month and come to appreciate the liveliness. If you prefer quiet, choose a home in the side streets (Eerste van der Helststraat, Govert Flinckstraat); there you feel it but hardly hear it.
Is De Pijp for families, or more for singles and couples?
De Pijp has traditionally been a neighborhood for young professionals, couples and smaller households. Homes are smaller than in Oud-Zuid or the Rivierenbuurt, and there are fewer playgrounds or large family homes. But families certainly do live here, particularly in the Nieuwe Pijp and around the Sarphatipark, where the houses are roomier and it's quieter. For schools it often means a bike ride toward the city center or Oud-Zuid. A family in De Pijp is a deliberate choice of liveliness over floor area.
What about parking in De Pijp?
Tight, and street parking is heavily used. Residents' permits are available, but waiting lists run to a few months. Many Pijp residents put their bike before their car, partly because the De Pijp metro station gives direct lines to Amsterdam Centraal and Zuidas. A private parking space or a garage inside the building is exceptional in De Pijp, and you see it in the asking price.
What's a typical buyer profile for De Pijp?
Often between thirty and fifty, sometimes internationally oriented (consulting, design, tech), frequently design-conscious and looking for a home with style details. First-time buyers still find smaller upper-floor apartments here; move-up buyers look for a roomier upper-floor apartment with a balcony or a basement apartment with a garden. This type of buyer usually senses within five minutes of walking through De Pijp whether the neighborhood fits. Our work is then mostly finding a good home in a fast-paced market.
