A tenant who fits.

Premium rentals aren't about accepting the first person who shows up on Funda. They're about screening, holding conversations and choosing who fits your property. The wrong tenant costs you far more two years down the line than waiting a few extra weeks for the right one.

We work with a network of expat relocators, corporate housing managers and our own contacts to find tenants who have references, are financially solid and fit the property. For you as the owner, no open-house scramble, but discreet viewings and a tenant who is still there two years on.

You don't find a good tenant on Funda. You find one through a network that looks beyond the first viewing.

Behind every tenant who passes our selection is a verifiable career, a reference from a previous landlord and a conversation that went beyond the price.

Process

Five steps, four weeks on average.

From first intake to signed contract, three to five weeks on average. Speed isn't the goal; the right match is. We only move forward when both sides feel comfortable.

01 Intake and rental advice

At your home: we look at the property, set the rent level based on comparable rentals in the neighborhood and discuss what kind of tenant suits this property. Often the English-speaking expat segment, sometimes a Dutch professional instead. We're honest about what's achievable.

02 Selective marketing

No Funda ad. Instead, a direct approach to our relocation partners, targeted placement with international employers and candidates from our own database. Discreet photography, no open-house flyers in the neighborhood.

03 Viewings by appointment

Individually, not in groups. We accompany every viewing personally, evaluate after each appointment and give you informed advice on who has the serious profile.

04 Tenant screening

Financial check (income of three times the base rent, pay slips, an employer guarantee if applicable), references from the previous landlord, identification and, for high rents, a Wwft check (Dutch anti-money-laundering rules). No tenant gets through without passing these rounds.

05 Contract and keys

A rental agreement in line with current legislation, a planned handover date, transfer of keys and meter readings. We stand beside you until the last signature is in place and stay available for questions in the first weeks.

Permanent rental

Open-ended lease

For owners looking for continuity and tenants who want to settle for the long term. An open-ended lease is the legal default. We carefully set out the rent, agreements and mutual obligations in advance.

Temporary situation

Temporary rental where permitted

Temporary rental is only possible in the situations the law allows, for example for certain target groups or when you return to the home yourself later. We assess in advance whether a temporary lease or a diplomat clause fits your situation.

Expat rentals

Internationals through relocators

A direct line to the relocation partners of international employers (university, ABN AMRO, Booking, Adyen and smaller agencies). High volume, financially screened tenants, English-language viewings.

Management

Aftercare and management

Optional service after the contract. Rent collection, maintenance requests, annual inspections, changes of tenant. Fixed monthly fee, useful for owners who don't live in Amsterdam themselves.

Questions about renting out.

The questions we hear most often around a rental. Missing one? Just ask.

What kind of tenants do you place?
Primarily internationals through relocation partners (expats working for international employers in Amsterdam) and Dutch professionals in the high-end segment. Almost always tenants with verifiable employment, often with an employer guarantee. We don't work with social housing or youth contracts.
How do you screen tenants?
An income requirement (three times the base rent as standard, sometimes four times in the high-end segments), recent pay slips or an employer guarantee, identification with a valid ID, a reference from a previous landlord and, for high rents, a Wwft check (Dutch anti-money-laundering rules). No tenant gets through without all of these rounds.
What is your fee for rentals?
As standard, one month's base rent excluding VAT as our placement fee, paid by the landlord as the law requires (since 2015, tenants can no longer be charged for placement). For long-term rentals through relocation partners, different arrangements sometimes apply, which we set out in advance.
Do you also offer management after the rental?
Yes, optionally. Our management service handles rent collection, maintenance requests, annual inspections and changes of tenant for a fixed monthly fee. Especially useful for owners who don't live in Amsterdam or have several properties.
When is temporary rental possible?
Since July 1, 2024, an open-ended lease has been the norm. Temporary rental is only possible within legal exceptions, for example for certain target groups or as an interim rental when the owner returns later. Which type of lease fits depends on the home, your plans and the tenant's situation. We map that out in advance and have the agreement legally reviewed where needed.
Do you also work directly with expat employers?
Yes. We work directly with the relocation coordinators of various international employers in Amsterdam. For specific requests from an employer (bulk deals, corporate leases, language support) we can act directly. Email or call for a corporate conversation.
