From first conversation to notary.

Seven steps, three to six months on average, one clear plan. What you see below is what it takes, whether you're selling a canal house or an apartment on the Apollolaan.

01 Intake

We come by, look around and listen. What are you selling, why now, and what is a good deal for you? After this we know whether it clicks and how we'll go about it.

02 Market analysis

A solid value assessment based on recent comparable sales, the current market and the specific features of your home. Not the highest price on paper, but the most achievable one.

03 Preparation

Professional photography, floor plan, styling advice if needed and a listing text that does your home justice. Only when everything is right does it go in the window.

04 Marketing

Funda, our Qualis network, social media if that's where your audience is, and where relevant an off-market sale ✦ before the wider public sees it.

05 Viewings

Personal guidance. We give the tours, answer the questions and weigh up every interested party for you. You don't need to be home.

06 Negotiation

No ego, just sharp eyes. We negotiate until there's a deal that's right for you. Not only on price, but also on conditions, contingency period and completion. And the last word is yours: you decide to whom, and at what price.

07 Completion

Inspection, deed of transfer at the notary, handover of the keys. We stay involved until the last signature is in place, and after that for the loose ends.

Questions about selling.

The questions we hear most often during an intake. Missing one? Just ask.

How long does a sale take on average?
Three to six months on average, from the first intake to completion at the notary. Preparation with photography and marketing takes two to three weeks, viewings and negotiation together four to eight weeks. How strong demand is for your segment plays a big part, and we're honest about that.
Do you hold open houses?
Sometimes. An open house can work for the right home in the right market, but it isn't our standard. We prefer individual appointments, because that suits the segment we sell in. What's best for your home is something we discuss during the intake.
What if I want to stop during the process?
You can. We work with an agreement you can terminate during the process, subject to the NVM terms. Any costs already made for photography and marketing are settled transparently. We work for you, not the other way around.
How do you set the asking price?
A solid value assessment based on recent comparable sales in your street and neighborhood, current market dynamics and the specific features of your home, such as location, condition, layout and energy label. We make the case for the price, and you decide.
What is an off-market sale ✦, and when is it right for me?
In an off-market sale we first offer your home to a select audience, through our Qualis network and our own client base, before it goes on Funda. It suits people who value privacy, are in a sensitive situation, or for whom timing on the buyer's side matters. Not the right route for every home, but for some exactly what they need.
What do you charge?
The intake and market analysis are free of charge. We discuss our selling fee during that conversation, depending on the home and the approach you want. No hidden costs, no surprises afterward.
What if the market changes during my sale?
Then we adjust with it. We regularly evaluate whether the strategy still works and adjust price, marketing or audience where needed. No automatic price cut after 30 days, but a conversation about what's smart.
