A valuation that holds up.

A valuation is not a formality. It's a file that has to stand up to scrutiny from a bank, a court or a notary. For premium real estate in Amsterdam that's not a matter of filling in a table: it takes someone who reads the neighborhood, understands the property and can substantiate the report.

Our reports are validated by the NWWI (the Dutch institute for home valuations), and for more complex cases Joshua, as a registered real estate agent and valuer (RMT), reviews them as a second opinion. No pressure on the value, but a well-substantiated report that a bank can verify.

A good valuation report helps avoid unnecessary questions and delays with the bank.

Process

Four steps, five to seven working days.

A valuation goes quickly when the planning is right. From intake to validated report usually takes five to seven working days. An expedited report is available, usually at an extra charge.

01 Intake

Purpose of the valuation (bank, divorce, inheritance, wealth), required delivery date and the necessary documents (land registry extract, title deed, owners' association documents). Fixed price agreed in advance.

02 Inspection

A visit to the home: measuring, photographing, assessing the structural condition, checking the energy label. About an hour on site on average, sometimes longer for a complex or listed building.

03 Report

An NWWI-compliant valuation report, substantiated with recent comparable sales, market analysis and the specific features of the property. The draft goes to you first, then to validation.

04 Validation and delivery

The NWWI validates the report (24 to 48 hours). You then receive the digital and signed version, ready for the bank, notary or other party. We answer any questions from the receiving party free of charge.

An NWWI-validated report accepted by all Dutch banks. Often needed for a new or refinanced mortgage.

Divorce

Dividing the home

An independent valuation both parties can accept, also in a legal context. We work neutrally and stay that way throughout the process.

Inheritance

Settling an estate

A valuation for the inheritance tax return or for the division among heirs. We work with notaries who can process the valuation report directly.

Wealth

Box 3 or annual accounts

For wealth planning, the annual accounts of a company holding real estate, or the Box 3 return (the Dutch wealth tax). A more compact report where no NWWI validation is needed, at a fixed price.

Questions about valuations.

The questions we hear most often around a valuation. Missing one? Just ask.

What's the difference between an NWWI valuation and a regular valuation?
An NWWI valuation is a validated report: after the valuer prepares it, the Nederlands Woning Waarde Instituut checks both its technical accuracy and its content. That's what banks want to see. A "regular" valuation without validation is fine for internal use (wealth planning, tax returns) but isn't accepted by a bank for financing.
How long does a valuation take?
Five to seven working days as standard. Intake and planning usually take a day, the inspection follows a few days later, and NWWI validation takes 24 to 48 hours once they have the report. An expedited report is possible at an extra charge; that brings the turnaround down to two to three days.
What does a valuation cost?
A fixed price agreed in advance, not a percentage of the value. The price depends on the type of report (NWWI-validated or not), the complexity of the property and the required turnaround. For a standard NWWI valuation of an apartment or house, the fee falls within a customary range that we confirm during the intake.
Is your valuation accepted by all banks?
Yes. With NWWI validation, the report is accepted by all mortgage lenders in the Netherlands. For banks that work with a specific report template (for certain product lines, for example) we check in advance to make sure the report is delivered in the right format.
Can I get a valuation without wanting to sell?
Certainly. Many clients have a valuation done for financing, a divorce, settling an estate or wealth planning, with no sale on the agenda. Our valuation assignment has no link to any later sale unless you ask for it yourself.
What do I need to provide for the valuation?
The title deed, the deed of division and owners' association (VvE) documents if applicable, a recent energy label (or we arrange one) and, for apartments, the latest annual accounts of the owners' association. Missing something? No problem, we help you find it.
