Zuidas emerged around 2000 as a financial district on former sports and recreation grounds, with the World Trade Center as its anchor and the Gustav Mahlerplein as its later core. From 2010 it grew explosively as a residential zone, with high-rise apartments and residential towers next to existing office complexes. Amsterdam's youngest district, with an identity of its own, separate from the historic city center.
Today, bankers live next to lawyers, international executives next to Dutch premium move-up buyers. The Beatrixpark serves as the green lung, the Mahlerplein for restaurants and cafés during the working day, and Amsterdam Zuid station with Schiphol 8 minutes away by train and Centraal about 10 by metro. Many residents work within cycling or even walking distance of home, which gives the district a pace of its own.
For our line of work, Zuidas is a market of its own. Corporate buyers want to decide quickly. Lead times run 4 to 8 weeks, and service weighs more heavily here than elsewhere. It's not just about the apartment but about the package around it: a 24/7 front desk, a gym, a roof terrace and enough space in the parking garage. Many buyers are international or expats under the 30% ruling, and communication often runs in English.
Service charges as part of the decision
Zuidas apartments in residential towers carry higher service charges than classic neighborhoods, often between €300 and €700 per month for the front desk, fitness, climate control and maintenance. That's not noise around the purchase but part of the decision. We always map out the service charge structure and the level of amenities that comes with it before the viewing, so the real monthly budget is clear.
Four functional zones.
The older office cluster with recent residential expansion. A mix of construction years, with some towers dating from the nineties and others recently completed. Sometimes roomier maisonettes and raised-ground-floor apartments in residential towers, at a slightly more accessible price point than Mahler. Loved by move-up buyers who want high-rise comfort but not the very highest price point.
The recently developed extension around the Atrium building and the RAI side. Cycling distance to RAI events and a direct transition to the Beatrixpark. Slightly more compact apartments than in Mahler, but at a more attractive price point for anyone who wants to get into the Zuidas segment. Popular with first-time buyers and young executives from the corporate world.
The most residential zone, with the Beatrixpark as its own green lung and the transition to Oud-Zuid within walking distance. Loved by families who want to live in Zuidas but not right in the financial core, and by move-up buyers from Oud-Zuid looking for high-rise comfort without giving up their park neighborhood. A somewhat lower price point than Mahler, but a better balance between living and the working environment.

Getting around
Amsterdam Zuid station is the hub: Schiphol in 8 minutes by train, Amsterdam Centraal in about 10 minutes on the Noord-Zuidlijn metro, and the Eurocity Direct to Brussels stops here too. For Paris you can board the Eurostar at Schiphol, one stop away; direct Eurostar trains to London leave from Amsterdam Centraal. Tram 5 runs along the Buitenveldertselaan, and the A10 ring road runs right past the district. Residents who travel internationally experience Schiphol as practically within walking distance.
International amenities
The Amsterdam International Community School a 10-minute bike ride away, the British School within cycling distance. International supermarkets (Marqt, international specialties), expat relocation agencies for the paperwork of moving, and an English-speaking medical center near the Mahlerplein. Working English is the standard for many service partners.
Food, drink and lifestyle
The Mahlerplein as the beating heart, with restaurants and cafés during the working day and in the evenings. The RAI for events and international conferences. Business lunches at the World Trade Center. Fitness clubs in the residential towers (membership often included for residents), wellness centers within walking distance.
Green space and sports
The Beatrixpark as the green lung, with paths, a playground and a duck pond. The Amstelpark within cycling distance for longer walks. Sports clubs around the Olympic Stadium within cycling distance (tennis, field hockey, athletics). If green space on the doorstep is your priority, the Beatrixpark side is the zone to pick within Zuidas.
