Bio

The agent behind Amster Vastgoed.

Joshua Somogyi has spent his working life in Amsterdam real estate. First as an agent at established firms, then by founding Amster Vastgoed as his own agency with its own course: personal, premium and with time for every client.

His approach is best described as calm with direction. A seller wants a good price and no hassle; a buyer wants the right house at the right moment, without four weekends of viewings for nothing. Joshua organizes both processes so that's how it feels, even when a lot is moving behind the scenes.

An NVM real estate agent and registered valuer (Register Makelaar Taxateur), affiliated with the NWWI and registered with VastgoedCert, and part of the Qualis network for off-market sales and premium processes. Works from the office in West, but in practice cycles through the Grachtengordel just as much.

FAQ by Joshua

Straight answers.

When is an off-market sale ✦ really right for an owner?
An off-market sale works best when privacy, timing or a specific buyer niche plays a part. Think of well-known owners, ongoing divorces, or homes where the owner wants to sense whether there's interest before the home goes public. Not the right route for every home, and it takes more time in the run-up, but the result is usually exactly what a traditional Funda listing can't offer: discretion and control over the timing.
Do you also work off-market for buyers?
Yes, that's where much of our added value for buyers in the premium segment lies. Through the Qualis network and our own client base we regularly come across homes that aren't on Funda yet, or never will be. That's why a buying intake always starts with a conversation about what you're looking for, not with a filter.
What's the difference between a Register Makelaar Taxateur and a regular agent?
A Register Makelaar Taxateur is a real estate agent who is also a registered valuer. In Joshua's case that means affiliated with the NWWI and registered with VastgoedCert, so in practice: valuation reports that banks and mortgage lenders accept, and a valuation built on the same kind of methodology the lenders use. Useful when buying, selling, and for divorce or financing valuations.
