Bio

The difference is in the details.

At Amster Vastgoed, Desteney van Dillen is responsible for what she herself calls the "in-between work": everything that happens between the first client conversation and the closing at the notary. Building the file, documentation, client questions that come up between viewings, and the presentation choices that decide whether a home sells within three weeks or within three months.

Her background is in commercial services, with a sharp eye for what a home needs to look attractive on camera. Which furniture goes, which plants come in, which lighting works on a photo shoot and which doesn't. That sounds small, but in practice it sometimes makes the difference between a good asking price and an excellent one. She brings that same sharp eye to Amster Vastgoed's social content: from photo selection to copy to the messages that come in every day.

During a process, Desteney is often the first point of contact for the ten small questions that pop up: "can I move the photographer to next week", "what do I do with the neighbor who also wants a viewing", "which documents do I need for the notary". That's how she keeps things moving, so the owner doesn't have to give it a second thought.

Specialism

Four things Desteney excels at.

Client contact

First point of contact

During the sale, often the person you speak to most. For the ten questions that don't need to reach the agent, for the appointments, and for the reassurance that everything is on track.

File

Documentation in order

Every document a notary needs, at the right moment, without a rush in the final week. Owners' association (VvE) documents, energy label, land registry, structural reports: file building that makes completion run smoothly.

Presentation

Styling the home

For the photo shoot, the viewings and the online look. Small touches that let a home show itself well without a major makeover. Sometimes a piece of furniture out, sometimes a vase in, often just light and order.

Social

Amster Vastgoed's content

Looks after Amster Vastgoed's social content: photo selection, copy and the messages that come in every day. The same eye for presentation that makes a home photo-ready, applied to what goes by online.

FAQ by Desteney

Straight answers.

What exactly is your role in a sale?
During a sale I'm often the first point of contact for everything the agent doesn't have to do personally. Scheduling and confirming viewings, collecting documents for the notary, answering questions along the way, styling advice for the photo shoot, contact with the photographer and keeping everything on course. The agent focuses on the substantive decisions; I make sure the process doesn't stall on a missed email.
Do you also give styling advice for a home?
Yes, often in the week before the photo shoot. Not a major makeover, but seven or eight touches that make a big difference in photos and at viewings: less furniture, more light, a few accents that draw the eye, and advice on what stays in view during viewings and what doesn't. Sometimes we rent in a few pieces; more often it's about removing what makes the home look too busy.
Which documents do I need for the notary?
The basics: the title deed, the energy label and, if you're in an owners' association (VvE), the annual accounts, the deed of division and the minutes of the last two years. With leasehold (erfpacht), also the deed and the ground rent details. For listed buildings or unusual construction years, sometimes additional reports. I send you a tailored overview as soon as we start and help request anything that's missing. Nothing you have to sort out yourself in the last week before the notary.
